July 2025 Pennsylvania Real Estate Market Update
Skim it in 2, read it in 5. Real estate movie stars, hot buyer needs, coming-soon listings, and local events you won’t want to miss.
☀️ July Already? Where Did the Transition Go?
We asked for summer—and it showed up without warming up first.
In real estate, it’s starting to feel the same way: no slow ramp-up, just full-on performance mode. These days, being an agent seems more about creating content than helping clients. Some agents are more focused on chasing the next viral video than on guiding buyers and sellers through real decisions.
We’ve seen it: sixty-somethings attempting TikTok dances in the name of marketing. And somehow, that’s supposed to inspire consumer confidence?
Jane and I believe in showing up differently. Sure, we use media to reach people—but we focus on the character of our content. We aim to educate, inform, and offer honest insights. No clickbait. No stunts. Just clarity.
Here’s the truth: the best work we do often can’t be shared. Client confidentiality matters more than promotion. That means you won’t see us posting every win—but our clients feel the difference.
Jane has the screen presence @RealEstateFunWithJane (and you should listen when she talks). I’m here to help you cut through the noise and become the smartest real estate consumer in the room.
We’re not chasing trends—we’re building trust.

Real Estate Environment
Buyer Fatigue vs. Seller Expectations
You may have seen the Redfin report claiming there are more sellers than buyers right now. That may be true nationally, but here? Real estate is still hyper-local.
Homes in great shape, priced right, and well-located? They’re still selling.
But there’s no denying it—buyer demand is easing. Many buyers are feeling stretched. They’re tired, cautious, and closely watching what their money can get them.
At the same time, some sellers still come to market expecting the peak-pandemic frenzy—multiple offers, waived contingencies, and huge over-ask results—even if their home hasn’t been updated in years. But let’s be honest: those days are behind us.
Much of the last few years’ appreciation happened passively—without significant upgrades or renovations. So when an offer comes in a little under asking, it can feel disappointing—especially if the home has been on the market a few weeks. That doesn’t mean the offer isn’t fair for the current market.
Let’s reframe it:
Imagine finding a $100 bill on the ground. Someone offers you $90 for it. You didn’t expect to have that $100—but now it feels like you’re giving something up. That feeling is human—and it mirrors how many sellers process today’s market.
What matters most is adjusting with the market, not resisting it. Being realistic isn’t about giving up—it’s about moving forward wisely. And that’s what we help our clients do every day.

Home Buyers: What to Look for During a Home Tour (Beyond Curb Appeal)
It’s easy to fall in love with a house at first sight. Fresh paint, manicured landscaping, and a welcoming front porch can make a great first impression. But as experienced real estate professionals, we encourage our buyers to look beyond the curb appeal and dig deeper during a home tour. What you see on the surface isn’t always a reflection of a home’s true condition or value.
