Home Buyers: What to Look for During a Home Tour (Beyond Curb Appeal)

What you see on the surface isn’t always a reflection of a home’s true condition or value.

Start with the Structure

Inside, pay close attention to the bones of the home. Look for signs of foundation issues such as sloping floors, cracks along walls or ceilings or doors that stick. These could point to costly structural problems. Check the age and condition of the roof, windows and HVAC systems. These aren’t flashy features, but they’re major components that impact comfort, efficiency and long-term maintenance expenses.

Inspect the Layout

While décor is easy to change, the layout is not. Consider whether the flow of the home works for your lifestyle. Are the rooms sized appropriately for your needs? Is there enough storage? Are bedrooms located in quiet areas away from common spaces?

Watch for Water Issues

Water damage is a red flag you don’t want to ignore. Look for stains on ceilings or walls, especially in basements or around windows. Musty odors or bubbling paint can also signal moisture issues. Water damage often leads to mold, which can be hazardous to health and expensive to remediate.

Check the Electrical and Plumbing
