Welcome to September.

Summer is gone, and we are now gearing up for all the routines that come with this time of year: school back in session, football season underway, and everyone trying to cram in all the things they still want to accomplish in 2025 during these last four months.

That sense of urgency is especially relevant right now. More and more, people are realizing that if they wait for “perfect” conditions — the right time, the right setup, the right level of certainty — it may never happen.

We’re starting to see patterns that look more like pre-COVID life. Some people are even trying to unwind choices they made during the pandemic. If there’s one universal lesson from those years, it’s this: life can change very quickly. Opportunities don’t always come around twice.

National headlines about inventory and pricing can obscure local truth. In 2025, national data is often compared to 2019 (the last “normal” year). Some metros (Austin, Tampa) show price drops. Here in Pennsylvania—and across the border in Delaware—prices are holding steadier, demand remains healthy, and the market feels more balanced than fearful.

The lesson is familiar: decisions made out of fear miss the bigger picture. Context matters—and local reality should guide you more than national noise.
