August – The Last Full Month of Summer

Let’s get that vacation in – we’re running out of time!

It’s always interesting to observe the changes that come with seasonal patterns. Jane and I have noticed that the local stores and restaurants where we live tend to be less crowded on weekends this time of year—people are heading to the shore, the beach, or some other getaway. And while those destinations are packed, things at home feel quieter. For us, that’s a feedback loop—it tells us buyer activity may be slowing, which can be an advantage for buyers and a challenge for sellers.

Speaking of feedback, we encounter it constantly in both our personal and professional lives. We often say we’re looking for feedback—but let’s be honest: what we really want is positive affirmation. What we’re not eager to hear is criticism, especially if it points out a shortfall.

In our business, one of the most common forms of feedback is the Google review. We all hope for the glowing 5-star write-up—it helps our search visibility and influences how new clients decide who to trust. But not all feedback is five stars. Sometimes, the client experience doesn’t match their expectations. Whether fair or a matter of perception, it can still sting.

We choose to reflect: Did we communicate clearly? Were there assumptions left unspoken? Could we have done more?

Real improvement happens when we fall short, recognize it, and make changes to reduce the chances of it happening again. Whether you’ve left a review, shared a comment, or offered a thoughtful suggestion—thank you. Your feedback helps us grow.

What’s Happening in the Housing Market?

“Delistings are up 47% year over year.”

More Sellers Are Pressing Pause

You may have noticed fewer “For Sale” signs lately—or homes that were listed suddenly disappearing from the market. According to a recent Realtor.com report, more sellers are choosing to pull their listings rather than reduce their asking price. In fact, delistings jumped 47% compared to last year—a signal that many sellers would rather wait than negotiate.

What’s driving the shift?

  • Inventory is growing, giving buyers more choices.
  • Days on market are increasing—nationally, homes are taking an average of 53 days to sell.
  • Price cuts are becoming more common, but many sellers are opting to hit pause instead.

If you’re a buyer, this could mean more negotiating power—especially if a home returns to the market with a refreshed strategy. In-demand homes still move quickly if they’re priced right and presented well.

If you’re a seller, consider the full picture. Waiting for “a better market” isn’t guaranteed to pay off—and in the meantime you’re carrying costs. Today’s market still offers strong results for homes priced smart and positioned well. The longer a home sits, the more questions buyers ask.
