AI and the Human Factor

AI this and AI that — it’s hard to get through a day without hearing about some new capability, insight, or breakthrough in artificial intelligence. And to be fair, some of the developments we’re seeing aren’t just hype. Many are genuinely useful, insightful, and even transformative.

In our industry, we’re already using AI in meaningful ways: to communicate more effectively, analyze complex housing and market data, recognize relationships between seemingly unrelated factors, and uncover correlations that help clients make smarter decisions. The productivity gains are real — and often remarkable.

But amid all this progress, one thing worries me: we’re starting to lose sight of the human factor.

Yes, technology has made our world more efficient. Transactions can be completed from miles away. Documents can be signed electronically. Conversations can happen through apps and portals. But not every person — and certainly not every generation — is comfortable navigating everything from a phone screen.

A large and important segment of our population still values — and depends on — human interaction. Yet many organizations continue to design systems that assume everyone wants, or is able, to self-serve online. When they can’t, it’s their children or family members who have to step in to help with things like Medicare applications, prescription refills, or moving money between accounts.

And even when you do reach a person, that can be its own challenge. The person on the other end may not have the training, the authority, or even the motivation to help. Sometimes they simply don’t show up.

This isn’t a rant — it’s a reminder. As we continue to integrate technology into every corner of life and business, we can’t forget that systems must serve all of their users, not just the easiest 80%. It may take more effort to build processes that preserve human connection — but that’s what true service requires.

Shame on us if we accept anything less.

What’s Happening in the Housing Market?

Generational Real Estate: Navigating the Family Transition

The Three-Generation Transition: How Families Are Moving Together

Today’s housing market is revealing a unique generational overlap. Many Baby Boomers are managing housing transitions for their aging parents from the Silent Generation — selling long-held homes, coordinating estate details, or arranging new living situations — while also beginning to make their own plans for downsizing or retirement. At the same time, their Gen X children are increasingly stepping in to support both generations, adding another layer of coordination and complexity.

It’s a situation playing out quietly in many households: one family managing multiple properties, decisions, and emotions across three generations. What begins as a practical project — helping Mom or Dad sell the family home — often grows into a broader conversation about legacy, independence, and financial planning for everyone involved.

Planning Before Pressure

The families that navigate these transitions most effectively are the ones that start early. That means having honest discussions before circumstances force quick decisions, organizing estate and property documents, and setting realistic expectations about timing and responsibilities. Early preparation helps prevent reactive choices and allows for thoughtful, coordinated planning that serves everyone’s long-term interests.

Why It Matters in Today’s Market

With many Silent Generation parents still in their homes, Baby Boomers balancing their parents’ needs while planning for their own, and Gen X beginning to take on advisory or financial roles, this “three-generation transition” is becoming a defining theme in today’s housing landscape. Estate sales, downsizing listings, and multigenerational living arrangements are increasingly common — each requiring empathy, strategy, and experienced guidance.

The takeaway: this moment isn’t just about buying or selling real estate. It’s about continuity, communication, and stewardship — making choices that respect the past while preparing responsibly for the future, across all three generations.
