In marketing and sales, the use of fear, uncertainty, and doubt (FUD) can be a tool to manipulate an audience towards the desired behavior wanted by the practitioner. For example, “This model might not be available next week — there’s a shortage and prices are rising every day,” or “In this market, if you don’t list right now, your home value could drop significantly in a few months.”
But FUD can also bring about a pause or a slowdown in action. If you do not have clarity or confidence in your future, you take extra time to evaluate decisions of magnitude. With the disruption that is accompanying the changes in trade policy, we see this at a country, company, and individual level.
You can see some of this behavior taking place. Car sales increased in March in anticipation of tariffs. Shipments from overseas into our ports increased ahead of tariffs. It is still unknown how sales in the future will be impacted because of a pull forward of inventory.
This uncertainty ripples through companies as they try to figure out pricing, sourcing, shipping, etc. Small business owners may bear a significant burden as they have less flexibility and capital to carry additional costs.
As a result, a home purchase may be put on the back burner. A move to a new job in Washington may have disappeared. That research job may not be there after graduation. We just don’t know. Whether real or perceived, this FUD has an effect.
People make decisions based on what they know with the information they have. Without that, the decision that is made is to stand pat until more is known.

With regards to the housing market, please remember, locality matters – what you see in the news on the national level may not pertain to this area.
Here are the highlights (and yes, they contradict each other):
- Listing prices are 6.9% higher than the same week last year. Sellers still believe they can increase the price of their home.
- Supply is at the highest level in 3 years. Homes on the market are up 31% from last year.
- Contracts are down 8.1% year-over-year, with more fall-throughs due to buyer’s remorse, financing, or inspections.
In short, we’re seeing more homes than ever listed at record-high prices — marketed to buyers who have never been more uncertain about their future or cautious with their budgets.
Compared to other parts of the country seeing a slowdown and price reductions, our area remains stable. But there are headwinds we must watch as more FUD develops.
