March – Comin’ In Like A Lion! Make sure you’re keeping your head on a swivel.
While we know that unexpected things can intervene in our lives and change our day, month, year, or our life, we understand that these events are not common. We take in the initial shock, respond or react (depending on our personalities) and we absorb this new fact into our lives.
It is becoming evident that 2025 is a year where new and unexpected things are going to occur at a frequency that is not the norm for us. It is amazing how many times in a day we can be surprised. These rapid changes can be unsettling and can lead to reactive decision making.
What does this have to do with real estate you may ask? Well, we saw some similar patterns during the pandemic where uncertainty reigned, and you never really felt settled. This caused many people to make decisions about their jobs, where they lived, and their future based on a lot of changing variables. Five years later, some of those assumptions have not panned out and now their jobs, where they lived, and their assumed futures are changing – again.
Our words of caution: While circumstances can and will change, try to avoid knee-jerk decisions based on knee-jerk decisions; especially ones that may change or seem capricious. Seek counsel of trusted partners to help you navigate a changing environment.

Real Estate Environment

As we have mentioned repeatedly in our newsletters, markets are local. They are impacted by local economics, local supply & demand, local weather, etc. Here are some examples:
- Florida: Many areas of Florida have more supply than demand. They are being affected by increased homeowners insurance premiums and new condominium rules. This is keeping buyers at bay as the cost of ownership increases. Home prices are starting to decrease.
- Washington, D.C.: In the Washington, D.C. metro area, all eyes are watching how changes to the federal workforce may affect the housing market. There have been increased listings coming on the market as people may need to move to find other employment. It is too soon to tell what impact these changes may have. We talk about this more in our YouTube.
- Pennsylvania: Here in the Philadelphia metro area, our supply of homes for sale is extremely low. We cannot build homes in this area at a cost or pace necessary to absorb the demand. Prices are pretty firm as buyers struggle to get a home. Affordability, a nationwide issue, is also making buyers more discerning. This area is becoming more attractive because we have a diverse economy, good location, and boring weather. We also have a YouTube about this as well.

For example, our daughter and son-in-law are moving to Washington, D.C. this summer. We connected them with an agent in that area. He pointed them to an area to consider that was not even on their radar that is better than the locations they thought they wanted to move to.

Jane and I took part in enjoying West Chester’s restaurant week. We went to two different restaurants that we had never been to before – Saloon 151 and The Social. We had great meals at a reasonable price at both spots. If you see these types of events in your area, we strongly encourage you to try them out. They can be a change of pace and a lot of fun.

Marsh Creek State Park
As the weather warms up, how about getting back outside to do some hiking? Marsh Creek State Park is home to more than 19 miles of trails for all experience levels.
