| Welcome February!
February – the month in which we hope goes quickly so we can get to spring. It’s also the month where we begin to settle into our routines after a setting up new goals for the year. By now, you have seen all sorts of statistics and predictions about the real estate market for 2025. We too, have all sorts of information that we use to help us position our clients when they are actively buying or selling. But I was thinking, does anyone else really care? If you own a home and we say values are going up (or down), does that influence whether you are going to sell? Probably not. If we say values are going up, you might think “Great news – but I’m not selling now.”, and nothing happens. If we say values are going down, you might think “Bad news – I’m not selling now.”, and nothing happens. The same is true for buyers. If we say prices (or rates) are going up, they might think “Bad news – I’ll wait until they come down.”, and nothing happens. If we say prices or rates are coming down, they might think “Good news – I’ll wait until they bottom out”, and nothing happens. Here are my two points:
In the next section, we will talk about luxury markets. We are going to provide you some information about properties that sold for $1 million or more over the past 4 years here in Delaware and Chester counties. This is a trend to take notice of as it is an indicator of how portions of our market are beginning to look like markets in other parts of the country. This may be difficult for us to understand, but our area is viewed by others (who have a different reference point with respect to value – think NYC or California) – as affordable. Vince & Jane |

| We became part of REAL’s Luxury division last year. Many properties in our area fall into this category (and as prices increase, more enter this category each year! – see below). This division connects us with luxury agents throughout the country and will help us introduce homes for sale to these potential agents and their buyers.
