I think the first thing to understand is that if you are reading this, you are a survivor! You made it through another year (you may have also bitched or moaned about it during the process, but you got through it). Knowing this, we can boldly look at 2025 and march forward towards whatever fate has in store. 2025 – a quarter of the 21st century is now almost behind us. We still remember 2000 and the turn of the century (remember Y2K and that fear?). Much has happened since then.
We have tried to use this newsletter to convey to you our understanding of the real estate environment and how it may apply to your various needs. Not only about the buying and selling of real estate, but also factors that affect home values, tips to enjoy your home even more, and how to navigate some of the life issues that may require dealing with real estate. We can help you because we share with you the experiences we have with our clients and our own personal experiences. While we share how we use technology to enhance our business, this is one area that continues to be created solely by us, unaided by AI, for you.
Regarding real estate next year, we do not expect any wild changes. There may be additional inventory due to life changes, but for the most part, this part of the country is still supply challenged. Mortgage rates will more than likely hover in the current zone (6–7%). We do expect more policy discussion at all levels of government regarding housing affordability. It is a problem that cannot be solved quickly but it is impacting a larger swath of the population.
We are also going to introduce to our clients a Client Care Concierge service. On a periodic basis, we will send, via text, some timely items for your housing needs. For example, we may send a reminder in the fall to schedule a furnace service along with links to providers who you can click on and schedule an appointment. We think we’ll be able to help you with the maintenance items that are important to keep up with.
We told you about doing things now versus putting them off. We mentioned a trip to see the Eagles (the band) at the Sphere in Las Vegas. We went this past weekend. The Sphere is an incredible immersive experience that adds a whole new dimension to entertainment. Here is a picture of Jane and me. In the background are the images projected in the sphere (notice the seating on the lower left). We were inside the huge structure, but it felt like being outdoors. Definitely a bucket-list moment.

Based on other client discussions, we expect to add to our needs list. As you can see, the demand for homes still exists.

This time of year is especially challenging for many families. Several local churches and community partners have joined forces to support the 2024 Chester County Angel Tree. The Angel Tree matches generous donors with entire family units or sibling groups. Sponsors personally connect with caregivers to discuss gift ideas and, when possible, hand-deliver the gifts.
