Welcome to August! What is normally a quiet month heading into fall is different this year for real estate. As we’ve been noting, changes from the NAR (National Association of Realtors®) settlement take effect this month. In a nutshell:
- A decoupling of how selling and buying agents are compensated
- Additional disclosure on how compensation works
- Buyer representation agreements required prior to showings
- No offers of buyer agent compensation in the MLS
How these changes affect buyers and sellers will become clearer as practices adapt. Associations, brokerages, and agents are updating forms, systems, and processes. While change can be frustrating, The Cyr Team can help clients navigate the updates with clarity and confidence.
Note: Agents and brokerages, along with their MLS, must follow these new rules. Avoid any “workarounds” that could jeopardize licensure.

Market implications may include some slowing as buyers reassess budgets amid prices and rates. Sellers may need to align price and condition to avoid longer days on market. Add an election cycle, and uncertainty can lead to caution—but also opportunity.
