Boom — just like that, February is over. We're all ready for winter to be done.

Buying and selling activity tends to slow between the holidays and spring. These are the months when homeowners prepare for market — and when we do some of our best thinking about how to serve you better. This issue covers what we've been building, what the market is telling us right now, and a few things that may be useful regardless of where you are in your real estate journey.

Introducing the Home Advisory Report

A personalized review of your home's position — not just its value.

We're piloting a new service with a select group of clients called the Home Advisory Report. Modeled after an annual financial review with your advisor, we sit down with you and walk through a customized report covering your home's current value, your equity position, how your neighborhood is appreciating, and other conditions relevant to your specific situation.

We then talk about how your home is working for you — improvements you're considering, plans you have in mind, questions you haven't quite asked yet. We find that clients often have real estate questions they either don't think to ask, or end up putting to an AI tool that can't ask the follow-up questions a person would. We close with a written summary you can take into conversations with your financial planner, CPA, or estate attorney.

What This Means If You're Selling

Nearly 1 in 3 active listings in Rose Tree Media has already taken a price reduction. In a market with only 1.4 months of inventory, that's not a supply problem — it's a pricing problem. The homes selling without reductions share one thing: they priced to where buyers were already looking on day one. Presentation and positioning matter more right now than "testing" the market.

Getting More Out of AI Tools

Three things that actually make a difference.

Ask detailed questions. The fewer the words, the more generic the answer. Give AI the full context of your situation and you'll get a far more useful response.

Tell it your situation, not the data points. Instead of listing specs, describe how you plan to use the property or what matters most to you. AI works better with context than with MLS-style facts.

Challenge it when something seems off. If the answer doesn't feel right, push back. AI will often course-correct in ways that surprise you.

West Chester Railroad Easter Bunny Express — March 28–29 & April 4

A Chester County family tradition. Hop aboard for a 90-minute round trip from West Chester to historic Glen Mills along the Chester Creek Valley. The Easter Bunny is on board handing out treats, live music fills the cars, and there's a photo stop at the Glen Mills station. Trips run at 10AM, 12PM, and 2PM — tickets sell out, so book ahead.

Cheshire Races — March 29, Unionville

The unofficial start of spring in Chester County horse country. Held in Unionville since 1946, the Cheshire Point-to-Point features a full day of steeplechase racing — timber races, flat races, pony races, and sidesaddle — against the backdrop of rolling Brandywine Valley countryside. Part tailgate, part tradition, part spectacle. If you've never been, this is the one to see first.
