Wow, December. This is when people start to say, “Where did the year go?”
It can feel like everything moves faster now—life changes, plans change, and just when you think you’re getting a handle on things, some new curveball shows up. You get distracted from what you really wanted to do and before you know it…the year is over.
For some, you’re grateful it’s over. For others, you wish you had done more. And those who had a good year may quietly wonder if it will last.
As I write this, I realize I’ve felt all of those things at different times this year—and I’m sure I’m not alone. So what do we do with that?
We remember: it’s all in the past. Unchangeable.
The real questions are:
- Did you learn anything along the way?
- Did you move the ball forward, even a little?
- Or at least stop losing ground?
That becomes your new baseline.
It’s like what we tell our buyers after they’ve moved into a home:
Your inspection report is now your starting point. It tells you what you know about your house—what works, what needs a little help, what needs regular maintenance, and what projects you can start planning for in the future.
You were told what happened in the past, but at this point it’s just information. You can’t go back and change it. What matters is what you do from here. Everything you do going forward can be noted, recorded, and added to that “report.” Then, when you sell the house someday, you’ll be able to share an honest, accurate story about its condition and care.
Think of December as your own personal inspection report.
What in your life is working?
What needs some maintenance?
What projects are you ready to start planning?
The fretting about what happened in the past—that’s just information now. Not much you can do about it. But you can decide what to do next.
So jot down a few notes. Get your baseline in order. And get ready for tomorrow—a new day.

Most real estate communication is either too vague (“the market is changing”) or too technical (“months of inventory, median absorption rate…”).
We’re working on something different for 2026: tools that give you clear context when you’re just exploring, and concrete action steps when you’re ready to move.
Here are two pieces we’re building out for you:
1. Weekly School-District Market Reports
These aren’t designed to push you into buying or selling. They’re designed to help you get a feel for an area—especially if you’re:
- New to a district
- Comparing several school areas
- Just trying to understand “what normal looks like” in a new market
Each report will give you a quick snapshot of what’s happening inside that district: listing activity, price ranges, contract pace, and related trends. Think of it as a way to understand the “temperature” of a place before you ever schedule a showing or list a home.
It’s context first, decisions later.

It’s real, current, and useful.
2. “Top 5 Homes with Negotiation Power”
This is where things get more tactical.
Using seven years of local data, current market dynamics, and probability analysis, we’ll identify a small set of homes where buyers may have above-average leverage—and we won’t stop at “here are the addresses.”
For each home, we’ll share:
- A suggested offer range based on that property, that sub-market, and history-based probabilities
- A short scenario: when a price adjustment is more likely, how aggressive you can reasonably be, and what kind of buyer this might be a fit for
- Identify when a price reduction may take place and give buyers an opportunity to make an offer just before that happens thereby reducing competition that a price drop creates
It’s not quite a “Polymarket for houses,” but it’s getting close: grounded, numbers-based guidance that helps you decide whether to write, wait, or walk away.

Our data suggests a realistic offer range of $644,000–$665,000 (about 5–8% below ask), especially for move-up buyers who want West Chester schools without stretching to the very top of the market.
