How The Cyr Team Uses AI — and Why We Built What the Large Brokerages Wouldn't

A specific, honest accounting of what AI does in our practice, what it never does, and why the tools that now exist for a two-person team were always possible — just never in anyone else's interest to build.

The original meaning was about access to power being redistributed. Before Colt, physical strength determined outcomes. After Colt, it didn't.

For most of real estate history, the tools that would let a two-person team build a market intelligence dashboard, automate data analysis across 36 school districts, extract and structure offer data from PDFs, and study how clients research decisions before they ever call — those tools required a development budget and institutional infrastructure that only large brokerages could afford.

AI changed that. But there's a second part to this story that rarely gets told.

The large brokerages had the resources to build these tools for decades. They didn't — because an informed consumer is a harder consumer to manage. A client who understands absorption rates, knows what their home is actually worth, can compare offers on 40 data points, and has already researched what questions to ask — that client demands more from the process.

We built these tools anyway. Our model only works if you make a good decision. Your confusion has never been in our interest.

Who checks what AI produces before it reaches you?

We do. Every AI-generated output in our workflow passes through human review before it reaches a client or publishes to the site. The weekly school district narratives are reviewed before they go live. The offer data extraction is verified against the source PDF. The market analysis is read, not just generated.

Why did you build tools the large brokerages didn't?

Because we could, finally — and because we'd seen the need for 17 years without the resources to address it.

The Offer Analyzer exists because we watched agents and clients drown in multi-offer situations without a structured way to compare what was actually in front of them. OfferEdge exists because buyers were making decisions without understanding what the market was doing at the neighborhood level. The market intelligence dashboard exists because the data that should inform pricing decisions was locked behind interfaces that don't serve clients.

The pattern applies to our own workflow too. When we identified a broken handoff in our day-to-day operations — field notes from calls and showings weren't making it into our CRM consistently, or were making it in late and incomplete — we built a solution the same day. Voice dictation into a mobile interface, AI extracts the contact, the note, and the follow-up task, one tap pushes it to Follow Up Boss. The friction that existed in the morning didn't exist by afternoon.

This is now how we operate. When we see a problem — in our workflow, in a client's decision process, in how data is or isn't reaching the people who need it — we describe it clearly and build the solution, often the same day. No development team. No vendor roadmap. No waiting for someone else to decide it's worth building. The gap between identifying a problem and having a working tool has collapsed. That changes what a two-person team can do.

Each tool started as a problem we saw repeatedly. AI made it possible to build the solution. The large brokerages saw the same problems. They had the resources. They made a different choice.

How do you use AI to understand your clients better?

Real estate is something most people do three or four times in a lifetime. The gap between what a client knows walking in and what they need to know to make a confident decision is real — and consistent. We use AI to study how people research real estate decisions: what questions they ask, what they misunderstand, what they're afraid to ask their agent, and where generic answers break down in specific markets.

That preparation shapes every conversation we have. When you call us, we've already thought about where you probably are and what you probably need to hear first. AI didn't give us that instinct — 17 years of transactions did. But AI helps us see the pattern more clearly across a much larger data set than any one agent can hold in memory.

These decisions require knowing this market, this street, this buyer pool, this moment — and being accountable for the recommendation. AI can inform that judgment. It cannot replace it.

  • Determine your list or purchase price
  • Make any judgment call that affects your outcome
  • Replace a conversation that needs a human in it
  • Provide legal or financial advice

What questions should I be asking AI before I call you? Good ones. Ask about market conditions in your specific district. Ask what the typical timeline looks like for your situation. Ask what questions you should be asking your agent. Then bring those answers to us — we'll tell you what the general answer misses for your specific situation.

This is the part most agents won't say.

Sometimes AI surfaces a question we haven't fully answered, a concern we haven't addressed, or a pattern in what people are asking that we haven't seen clearly from inside the work. When that happens, we want to know.

What if AI is right and we're wrong? Then we want to know that too. Our process, our tools, and our content have all gotten better because clients brought us things we hadn't considered. An AI-informed client asking a sharp question is not a problem. It's the most useful conversation we can have.
