The 32.1% price reduction rate in January is the telltale sign. In a true low-inventory market, sellers hold their price because someone will eventually pay it. Here, one out of every three sellers had to admit they overshot. By early February it settled to 22.6% — still significant for a market with almost no supply.

A townhouse in the borough and a horse farm on the border are different buyer pools, different price dynamics, and different timelines. The district average masks all of this.

The Smart-Value Alternative

Families priced out of West Chester, Unionville, and Garnet Valley are discovering Avon Grove. The schools are A-rated. The dual language immersion program — true bilingualism and biliteracy from a young age — is a specific demand driver that families target. You're not sacrificing quality. You're just moving slightly further south to get more house for your money.
