About

Surrey Park is a deed-restricted, unincorporated community of 221 single-family homes situated on a former 100-acre wooded tract between Silverside and Shipley roads in Brandywine Hundred, New Castle County, Delaware. Development began in 1964 with an explicit design directive to preserve the site’s tree canopy and route roads in gentle curves — the community was also among the first residential developments in the area to bury all utility lines underground. Homes were primarily custom-built by original owners and the developer, yielding a deliberate mixture of architectural styles rather than a tract-uniform streetscape. The Civic Association of Surrey Park (CASP) administers deed restrictions that run with each property and collects dues used for snow removal, street cleaning, and maintenance of shared public areas; annual meetings are held at the Brandywine Hundred Library.

What Makes This Distinct

Surrey Park’s deed restrictions bind every buyer automatically at closing — there is no separate HOA opt-in — and enforcement authority rests with individual homeowners under the recorded covenants, not a corporate board; buyers should review the current CASP deed restriction documents as part of due diligence before making an offer.
