What a Listing Agent Should Do — and What Maximum Effort Actually Looks Like
The Cyr Team prepares, prices, markets, negotiates, and coordinates your home sale. Vincent and Jane Cyr lead your representation, with Melissa providing licensed transaction coordination. Extensive real estate data and internal analytical tools inform our recommendations. An integrated technology backbone keeps information synchronized across connected systems and supports a client view of your timeline, next steps, obligations, status, and inspection details.
The Team Behind Your Home Sale
Will I work with a team or a single agent?
The Cyr Team is a real estate team led by Vincent and Jane Cyr, with Melissa providing licensed transaction coordination. Jane and Vincent guide strategy, explain the choices, and handle negotiations. Melissa coordinates transaction deadlines, requirements, and follow-up.
Documented processes and synchronized information support the work across connected systems. You receive direct representation and operational support together. Jane and Vincent remain personally involved, including at inspections, walkthroughs, and settlement.
For the people, philosophy, and operating structure behind our service, visit Our Approach. Below is what that means at each stage of selling your home.
We See Your Home Before Recommending a Price
We start by meeting at the home, understanding your situation, and observing the property firsthand. Then we return with a pricing, preparation, and marketing strategy built around your specific goals.
We start by understanding your situation
We meet at the home to understand your intentions, timeframe, financial situation, and any factors specific to your circumstances — divorce, estate, downsizing, relocation, sell and buy simultaneously. We walk the property. We ask questions. We listen. We do not bring a price to this meeting.
We return with a plan built around your goals
We come back with a pricing strategy, marketing plan, and preparation recommendations developed specifically for your home and your situation — not a template pulled from the last listing. Every recommendation is built around what we learned in Step 1 and what we observed in the home.
How do you develop my pricing and marketing recommendations?
The Cyr Team draws on extensive real estate data and internal analytical tools, together with what we learn from you and observe in the home. We examine comparable sales, competing listings, market conditions, property features, and your timing to develop the recommendation.
Jane and Vincent interpret the findings and explain the trade-offs and uncertainties. You benefit from the analytical work without needing to operate the tools yourself. The analysis informs the advice; you decide how to proceed.
What You Want for Your Home Isn’t the Objective
Jane Cyr explains how pricing, presentation, and negotiation help buyers understand your home’s value - and help you capture it.

Pre-Listing: Preparation Before Promotion
Preparation shapes how your home enters the market, before a single showing is scheduled. This is where we identify value-add improvements designed to improve how your home is perceived by the marketplace, always sensitive to your budget and timeframe. We do not recommend improvements for their own sake. We manage the constraints you have.
We identify applicable municipal and township Use and Occupancy requirements during preparation, so they can be considered in the listing and settlement plan. Where a certificate, inspection, or corrective work is required, we discuss the steps and timing early. This is separate from preparing for the buyer's home inspection.
How does pre-listing inspection fit into preparation?
Pre-listing inspection findings can inform preparation, documentation, and the strategy for addressing known issues. Identifying a concern before launch gives you more time to consider your options. It does not guarantee that a buyer's inspection will find nothing new.
The Buyer Universe
We plan for buyers who are actively searching and buyers who may respond when the right property becomes available. Our Buyer Universe framework helps organize that outreach before launch, rather than relying on one channel to reach everyone.
Known Active Buyers
Already in the market, actively searching. Reached through agent network and MLS on day one. These buyers just need to find you.
Known Passive Buyers
Not actively searching but would move for the right property. Reached through advance outreach and any coming-soon marketing included in the agreed launch plan.
Unknown Active Buyers
Searching but haven't found you yet. Reached through MLS syndication, targeted digital marketing, and search optimization.
Unknown Passive Buyers
Don't know they want to move until they see something that changes that. Reached through social and visual content that creates aspiration.
Buyer Persona Analysis
Within that framework, we produce a property-specific buyer persona analysis before the listing launches. The marketing strategy, description angles, staging decisions, and social content are all built around these profiles before the first photo is taken. The following example is from a 4-bedroom listing in the Garnet Valley area of Delaware County.
| Persona | Likely Origin | Search Priority | Typical Industries | Budget Mindset | Key Motivators |
|---|---|---|---|---|---|
| School-District-First Searcher | Local Delco / Chesco | Prioritizing district alignment and resale confidence | Healthcare, finance, tech, trades | Stretching but disciplined | Location, strong comps, right condition, easy weekday routines |
| Philly / Wilmington Corridor Commuter | Philly / DE / NJ | Commute-optimized; values predictable logistics | Corporate, pharma, sales, consulting | Value-driven; hates wasted time | Route access, drive-time reliability, turnkey feel |
| WFH + Flex-Space Maximizer | Local move-up | Hybrid or remote; needs defined work zones | Tech, recruiting, design, operations | Pays for layout over "extra rooms" | Office-ready spaces, quiet corners, work/downtime separation |
| Low-Maintenance, Low-Drama Buyer | Cross-shopping $600–$750k listings | Detail-oriented, risk-aware household | Engineering, accounting, project management | Conservative; wants clean inspection posture | Systems clarity, upgrade documentation, simple story |
| Weekend-Host / Outdoor-Rhythm Buyer | Local and regional | Social household that hosts regularly | Small business, management, sales | Amenity-driven | Deck/yard flow, kitchen connection, space for gatherings |
Historical figures from the original listing example, not a current market report: homes in this segment sold at approximately 103.5% of list price with an average of 4 days on market. Primary persona: Low-Maintenance, Low-Drama Buyer — certainty beats charm at this price band. Non-obvious insight: buyers are not purchasing "4 bedrooms." They are purchasing zones. Marketing leads with zones, not room count.
Listing Description Angles
We write multiple description angles — each targeting a specific buyer persona. The MLS description leads with the primary persona. Syndication and social content rotates angles based on platform and audience.
Social Media Content by Persona
The same five buyer personas that drive the description angles also drive the social content strategy. Each persona gets its own feed post, reel hook, and story frame — written before the listing launches.
Feed / Carousel
A layout that gives you real flexibility (office / hobby / guest)
A location that stays on short lists for a reason
Feed / Carousel
Enough space to spread out without feeling oversized
A layout that doesn't require constant rearranging
Reel Hook
Second flex space for workout / hobby / guest.
Main living stays uncluttered.
Feed / Carousel
Simple, straightforward property story
Documentation available
Reel Hook
Space for gatherings without stepping on each other
Easy indoor/outdoor rhythm
Story Strategy
Universal DM Keywords
Every piece of content routes to one of four keyword triggers — so every buyer type has a frictionless path to the information they specifically want.
These examples show how the same property can be described through different features and search priorities. The message stays focused on the home, its layout, and the information a prospective buyer needs.
"What buyer personas will you identify for my property — and will you show me the specific social content you'll produce for each one before we list? Will you identify my township's U&O requirements before the listing goes live?"
Launch: The Strategy Is Set Before the First Showing
When do we decide how offers will be handled?
We discuss offer handling before showings begin. That gives us time to consider your priorities before an offer arrives with its own deadline.
Whether to consider offers as they arrive or plan for an offer deadline depends on market conditions, anticipated interest, your timeline, and your tolerance for uncertainty. We establish the approach together and revisit it when new information warrants a change. You remain the decision-maker.
The Buyer Universe framework also guides launch outreach: agent contacts and MLS exposure, any agreed advance marketing, syndication and digital marketing, and property-specific social content. The launch brings together the preparation, presentation, and offer strategy.
"When do we discuss offer handling strategy — before showings begin or after the first offer arrives? How do you activate different buyer segments simultaneously at launch?"
Active: Managing the Market, Not Waiting on It
Once the listing is live, we maintain communication with buyer agents, respond to property questions, and review the market's response. We discuss what the activity means for your positioning and whether an adjustment is warranted.
How will I compare offers beyond the headline price?
Offers go through a structured comparison covering price, financing terms, deposit, contingencies, concessions, timing, and estimated net proceeds. We review extracted information against the original offer documents before relying on it.
Jane or Vincent walks you through the differences and the trade-offs. A higher price and a stronger overall offer are not necessarily the same thing. The comparison supports your decision; it does not make it for you.
The estimated net amounts in this supplied example range from $101,128 to $127,949, a difference of $26,821. The full closing-cost and payoff assumptions are not displayed, so the estimates cannot be reproduced from these rows alone. The example illustrates the comparison format; it is not a settlement statement or a recommendation to choose an offer by estimated net alone.
"Can you show me a sample offer comparison that displays net proceeds per offer — not just the headline price? How do you maintain communication with buyer agents throughout the showing period?"
Under Contract: Coordinated Work, Clear Next Steps
Accepting an offer changes the work. Inspections, appraisal, financing, contract obligations, and settlement preparation now need to be coordinated alongside any decisions or negotiations that arise.
Who tracks my deadlines and coordinates the transaction?
Melissa provides licensed transaction coordination. She coordinates deadlines, requirements, and follow-up through documented processes supported by our integrated technology backbone. Information is synchronized across connected systems rather than managed as disconnected pieces of the transaction.
Our team coordinates relevant updates with the lender, settlement provider, cooperating agent, and other participants as needed. Jane and Vincent remain involved in the advice, negotiations, and decisions. Operational support adds organization without replacing your relationship with the people representing you.
What will I be able to see during my home sale?
The Cyr Team provides a client view of your transaction timeline, next steps, contract obligations, status, and inspection details. You have somewhere to see what is coming up and what needs your attention without having to reconstruct the process from separate emails and conversations.
The purpose is to make the work visible, not to make you manage the transaction yourself.
What is The Cyr Team Concierge?
The Cyr Team Concierge is an AI chat assistant for our clients. It uses both our team's approved knowledge base and information about your individual transaction to help answer questions about the process and your own home sale.
You can ask questions in plain English, such as “What happens next in my sale?” or “What is coming up on my timeline?” Its answers draw on the approved guidance and transaction information available to it.
Your client view lets you see the information. The Concierge lets you ask questions about it.
When a question goes beyond the available information or requires advice or judgment, Jane or Vincent handles the response. The Concierge helps you find and understand information; your representatives help you evaluate options, negotiate, and make informed decisions.
Who helps me handle inspection and appraisal issues?
Jane or Vincent remains personally involved at inspections and in advising you on the response. We help you understand the findings, consider the available options, and decide what to negotiate. Pre-listing inspection findings and preparation provide context, but do not eliminate the possibility of new information.
For the appraisal, we prepare comparable-sale support before the appraiser's visit. Financing and contingency deadlines remain part of the transaction tracking and follow-up. Preparation supports the process; it does not guarantee an appraisal result or a buyer's financing.
"Who tracks the obligations and deadlines after we go under contract? What will I be able to see? Who helps me decide how to respond when an inspection or other issue changes the situation?"
Settlement: Preparation and Continued Involvement
As settlement approaches, our team follows up on outstanding requirements, coordinates the remaining steps, and helps you prepare for the walkthrough and closing. The work builds on the obligations, information, and decisions already tracked through the transaction.
Jane or Vincent remains personally involved at the walkthrough and settlement. If a concern arises, you have people familiar with your sale to help you understand the issue and determine the next step.
Our goal is to identify and address issues early, rather than leave important work until the closing table. Settlement is the final stage of the service, not the point at which you are left to coordinate it yourself.
"How do you prepare me for the walkthrough and settlement? Who follows up on outstanding requirements, and who will be there if an issue needs a decision?"
More Questions About Working With Us
What happens in the first meeting, and do I need to prepare?
The first visit is about your goals and the property. We talk through your timeline, what you are trying to accomplish, and what matters most, then walk the home together. We do not bring a price to this meeting. No preparation is required. Details about major improvements, such as the roof, heating and cooling systems, or windows, are helpful when available, but we can cover the questions in person.
What happens in the second meeting?
The second meeting is the strategy meeting. We explain our market analysis and pricing recommendation, discuss preparation and how the home will be presented, and work through the timeline from preparation to launch and settlement. That includes the photo and video plan, online exposure, showings, and offer-handling approach.
Will you recommend improvements without considering my budget or timing?
No. The Cyr Team develops preparation recommendations around your home, budget, timeline, and goals. We identify improvements intended to strengthen the home's presentation and discuss the choices with you. We do not recommend work simply for the sake of doing more work.
How do you account for municipal Use and Occupancy requirements?
We identify applicable municipal or township requirements during preparation and incorporate the necessary steps into the plan for your property. Where a certificate, inspection, or corrective work is required, we discuss timing early rather than wait until settlement is approaching. This is separate from the buyer's home inspection.
What should I ask a listing agent before hiring them?
Ask how the agent develops a recommendation after seeing your home, how preparation and marketing will fit your situation, when you will discuss offer strategy, and how offers will be compared. Also ask who coordinates the transaction, what information you will be able to see, and who remains involved when a decision requires judgment. InterviewYourAgent by The Cyr Team provides situation-specific questions to help you evaluate the answers.
