What Is Truth?
Nearly two thousand years ago, standing face to face with a man on trial for his life, a Roman governor asked a question that still echoes: "What is truth?" Pontius Pilate's question reads less like curiosity than a shrug, maybe cynicism dressed up as philosophy. But it outlived the moment.
We're living through a new version of it. Now we're asking a chatbot.
Here's what a lot of people don't realize: AI models are built to be helpful. That sounds good, and mostly it is. But it means that when a model doesn't actually have the answer, its instinct is rarely to say "I don't know." Its instinct is to give you something anyway, something confident, something that reads as fact whether or not it's grounded in one.
Which brings us to the Russian proverb Reagan often quoted during the nuclear arms talks of the 1980s: trust, but verify. It's not about assuming bad faith. It's about building in a check, every time, regardless of how much you trust the source.
Here's a simple test that proves the point: ask three different AI engines what your home is worth. You'll likely get three different numbers. None of them know you finished the basement. None of them know your neighbor's identical model sold for less because of a bad roof. Three confident answers, three different numbers, and none with the complete picture.
So ask follow-up questions, the same way you should with any advice. Where did this come from? Is this real data, or inferred from patterns? Can you show me?
This business is about people. Human situations, human emotions, the kind of complexity that doesn't reduce cleanly into a data set. AI can be genuinely useful for understanding the general arc of buying or selling. It cannot understand your particular family, your particular reasons for moving or staying.
Use it as a reference point, not as the answer.

What This Means
West Chester has tightened significantly since late June, when inventory sat at 1.31 months. It touched a low of 0.97 months in mid-August before ticking back up to 1.05 this week, with active listings rising from 102 to 113 over the same span. Homes are still selling at nearly 103% of list, consistently, week over week. If you're selling here, this remains a market that rewards a clean launch at the right price, not a market that needs concessions to move, though the uptick in active listings is worth watching. If you're buying, expect continued competition on well-positioned listings and build your offer accordingly.

FAQ
Is West Chester really this tight, or is this just a slow week for new listings?
It's a trend, not a blip, even with normal week-to-week noise. Inventory has fallen from 1.31 months in late June to close to 1.0 now, with active listings down from 119 to 113 over the same stretch. That's the kind of multi-week pattern worth paying attention to, not a single data pull.
If I'm selling in a market like this, do I still need to prep the house?
Yes. A tight market rewards good positioning even more, because buyers competing for fewer homes are also more selective about which ones they'll stretch for. Skipping prep just means leaving money on the table in a market that would have paid for it.
As a buyer, how do I compete when list-to-sold is running over 100%?
Speed and clarity matter more than padding your offer blindly. Know your top price before you're in a multiple-offer situation, and have financing fully lined up so there's nothing slowing down your response once the right house appears.
