Who Is the Friction Protecting?
We hear a lot about friction. Friction in the marketplace, friction in the sales cycle, friction between where you are and what you're trying to get done. The goal everywhere is seamless: one click, one tap, done.
Count the steps the next time you buy something online. Someone worked hard to make that number small. Most of the time, that's a good thing. Nobody misses waiting on hold or filling out the same form three times.
But in anything involving a sale, friction is often the only thing standing between thinking about buying and actually buying. That's why so much effort goes into removing it. Not all of that effort is for your benefit.
The pause has value. It's where you think, compare, ask the question you didn't think of in the moment, and sometimes decide no. Remove the pause and you haven't just made the experience easier. You've made it easier to skip the part where you decide.
Real estate has both kinds. Digital signatures, online disclosures, and video tours remove friction that never protected anyone. Other friction is there on purpose: an inspection period, or time on the open market so more than one buyer sees your home. When someone offers to take those away with a promise of no showings and a fast close, ask what you're giving up for the convenience and who gets the value of the speed.
Rates are the other place to watch. The 30-year average crossed 7% in late September for the first time since January 2025, after five straight weekly increases, according to Freddie Mac. Expect to hear that you should buy before they climb higher. Maybe. But urgency is just another way of removing the pause. A rising rate is a reason to run your numbers more carefully, not a reason to skip them.
So here's the test: is this friction being removed to make the process better, or to give you less time to think?
We hold ourselves to the same test. We work hard to make it easy to reach us. We don't work to make it easy to skip the decision.

What This Means
Unionville-Chadds Ford loosened over the past four weeks. Inventory rose from 1.28 months in early September to 1.78, and homes that were selling above asking at the end of July (101.1% of list) are now closing just under it. That sounds like a turn. It isn't, at least not yet. Our data shows the same late-September loosening in each of the last three years, and compared with this time last year, inventory is about 27% tighter while list-to-sold is essentially unchanged.
What has changed is pace. Homes are taking about a week longer to sell than they did a year ago. If you're selling, pricing and preparation matter more this fall than they did in spring. If you're buying, that extra week is time to think. Use it.
Does When You Sell Really Matter?
Yes. But probably not as much as you've been told.
Buyer activity has a rhythm, and fall is part of it. In Pennsylvania showing data from 2022 through 2025, October went from 62% of April's activity to 85%. Fall has looked less different from spring than it once did. But the calendar is only one variable. Price, condition, and the home itself usually matter more. Our new timing guide starts from when you can realistically be ready, not from a month someone tells you to pick.

FAQ
Is the Unionville-Chadds Ford market cooling?
Somewhat, and mostly on schedule. Inventory and days on market rise every September in our data. As of September 25, inventory sits at 1.78 months, tighter than the 2.45 months at the same point last year.
Are homes still selling above asking?
On average, just under. Homes are closing at 98.7% of list price, down from 101.1% at the end of July and about the same as a year ago (98.5%). Well-priced, well-prepared homes still draw strong offers. The ones that miss on either are the ones sitting.
With rates above 7%, should I wait to buy?
Nobody can tell you where rates go next, and anyone who says they can is selling urgency. The better question is whether the payment works for you today at today's rate. If it does, rates alone aren't a reason to wait. If it doesn't, they aren't a reason to stretch.
