A Quick January Reset

Local Market Pulse + one small next step on your plan

Happy New Year !!
We hope you had a wonderful holiday season. We also gave the newsletter a small refresh to make it easier to read—more useful, less clutter. We’ll keep improving it over time.
January is often a planning season in real estate. People still buy and sell, but many use this stretch to get clear on intentions, timelines, and the best strategy for the year ahead.
We’re spending a lot of our time having those conversations and helping clients map next steps.
And personally: Jane is making a special memory this month with her mother and sisters by taking their first cruise together. They’ve never done that before, and it felt like the perfect time.
Wishing you a healthy and prosperous 2026.

Market snapshot: Tri-County (Chester, Delaware, New Castle)

Months of inventory: 2
Active listings: 2200
Average days on market (DOM): 109
December slowed down as buyers focused on the holidays, and affordability continued to weigh on decisions. Many sellers also hit pause—pulling listings to avoid accumulating days on market. In short: fewer buyers buying and fewer sellers selling.
