Jane and I have the privilege of seeing how closely “home” follows real life. Over time, people’s needs change—sometimes slowly, sometimes all at once.

A first place of your own. A new chapter with someone else. A growing family. A job change—or just a shift in priorities.

For a while, a lot of those decisions were paused: the pandemic, inflation, affordability, uncertainty.

Lately, we’re noticing something different. More people seem ready to take the next step—even if everything isn’t perfectly lined up.

Not recklessly—just honestly.

Instead of keeping homes on the market and adjusting price, many sellers who didn’t get the number they wanted chose to take their homes off the market. Combine that with the normal seasonal slowdown in new listings, and inventory has gotten extremely tight across our entire area.

We do expect more homes to come on the market this spring. If that happens while buyer demand stays steady, the early part of the season could feel especially competitive.

The practical takeaway: if a move is on your radar for 2026, it’s worth getting your ducks in a row now—so you’re not trying to make big decisions under pressure later.
