Newsletter April 2026

Spring arrived, and so did everything that was held back by it.

The harsher winter pushed a lot of sellers' timelines out — and as we expected, that created a meaningful inventory shortage heading into the spring market. Demand didn't wait. Buyers are out and they're serious. What's different from the frenzy of 2022 is the discipline they're bringing. These buyers are watching their budgets carefully. They're looking hard at condition. They're not throwing offers at houses just to get one — they want the right house at the right price, and they'll wait for it.

That changes what "strong demand" means for sellers. It means well-prepared, correctly priced homes are moving. Everything else is sitting. This issue breaks down what that looks like in Kennett Consolidated, what we're building to help our clients stay ahead of it, and a few things worth knowing regardless of where you are in your own journey.

What This Means If You're Selling

Kennett Consolidated tells an interesting story. Price reductions are low — only about 1 in 8 listings has needed one — but homes are averaging 151 days on market. That's not a contradiction. It means buyers aren't forcing sellers to cut price, but they're also not overpaying for homes that aren't ready. Condition and presentation are doing the sorting. A home that shows well and launches at the right number will find a disciplined, serious buyer. One that doesn't will wait.

What We're Building — And Why We Can Build It Fast

How AI lets us move from idea to client tool in hours, not months.

I have a lot of ideas. Always have. The frustration for most of my career was the gap between having an idea that would help a client and actually being able to act on it — because building something useful used to require a developer, a budget, and weeks of back-and-forth. Most ideas never made it out of my head.

AI has closed that gap in a way I didn't anticipate. We can now take an idea — a custom market snapshot for a specific school district, a buyer briefing matched to a particular search profile, a seller prep checklist tailored to a home's actual condition and price point — and build it in hours. Not weeks. What makes every day genuinely exciting right now is that the ideas I've had for years about how to be more productive, more responsive, and more relevant to our clients are actually becoming real tools.

The result for you: when your situation doesn't fit a template — and most don't — we can build something that does. If you've noticed that our market reports and communications have gotten more specific lately, this is why.

FAQ

The market feels competitive — is it actually a good time to buy?

Yes, with the right preparation. Buyers who have financing locked, know their number, and can move quickly when the right home appears are doing well. The discipline in today's market works in your favor if you bring the same discipline.

Should I get a pre-listing inspection before I put my home on the market?

We're recommending it more and more, and here's why: in a market where buyers are cautious about condition, a pre-listing inspection removes the uncertainty that makes them walk. You find out what's there before they do, you can address it on your terms, and you move past the inspection contingency with a lot less drama. We think of it as risk reduction and asset protection — you're not just selling a house, you're protecting the transaction you've worked to build.

How do I know if my asking price is right?

The market tells you quickly. Strong early interest and showings in the first two weeks are the signal. If those aren't materializing, price is almost always the reason — not the market, not the season.
