Inspect the Layout
While décor is easy to change, the layout is not. Consider whether the flow of the home works for your lifestyle. Are the rooms sized appropriately for your needs? Is there enough storage? Are bedrooms located in quiet areas away from common spaces?
Watch for Water Issues
Water damage is a red flag you don’t want to ignore. Look for stains on ceilings or walls, especially in basements or around windows. Musty odors or bubbling paint can also signal moisture issues. Water damage often leads to mold, which can be hazardous to health and expensive to remediate.
Check the Electrical and Plumbing
Test light switches, flush toilets and turn on faucets. Low water pressure, slow drains or flickering lights can indicate larger problems with plumbing or electrical systems. Replacing or upgrading these can add significantly to your costs after moving in.
Look Past the Staging
Home staging can enhance its appeal, but it can also distract from flaws. Be sure to look behind curtains, move area rugs, and open cabinets and closets. Don’t be afraid to investigate—this is one of the biggest investments of your life.
