About
Heather Hills Farm is an public records-designated area in Edgmont Township, Delaware County, anchored along Gradyville Road and Heather Hills Lane in western Delaware County’s R-1 Rural Residential/Agricultural zoning district. The name traces directly to a working thoroughbred horse farm: C. Edward Scheivert purchased approximately 55 acres in Edgmont, built his home on the tract, and operated Heather Hills Farm as a thoroughbred racing operation. Properties in this corridor sit on multi-acre parcels—documented lots range from roughly 3.93 to 4.53 acres—with detached single-family homes dating from the mid-20th century, served by private well and septic systems. The eastern portion of Edgmont Township is occupied by Ridley Creek State Park’s 2,606 acres, whose main entrance is on Gradyville Road, providing proximate access to hiking, equestrian, and multi-use trails.

What Makes This Distinct
Because Heather Hills Farm is not a platted HOA subdivision but rather a loose geographic public records label applied to large-lot, individually sited properties along Heather Hills Lane and Gradyville Road, transaction volume is inherently sparse and price benchmarks are based on very limited comparable sales; buyers should weight each transaction individually rather than treating neighborhood-level aggregates as statistically reliable.
